01 — Why we exist

Beyond advisory.

A position

Luxury today is more than fashion. The most ambitious projects of this generation — residences, hospitality, retail destinations, wellness, lifestyle ecosystems — cannot be delivered through reports and presentations. They require operators: people who shape strategy, but also carry a project through tenant curation, brand negotiations, architectural execution, sourcing, opening, and the first phase of operation.

Axia Partners was founded to work this way — from concept to completion.

Behind the firm is something rarer than expertise: a network. Three decades of senior international leadership in luxury retail have produced direct, working relationships with the world's leading luxury houses, with developers and family offices across Eastern Europe and the Mediterranean, and with the architects, lighting designers, and furniture makers who define how a luxury environment looks and feels.

For a developer or investor, that network is access. Access to brand decision-makers who only listen to those they trust. Access to execution standards that take years to build internally. And the discipline to know which projects deserve the work — and which do not.

02 — Practice

Four practices.
One operator.

What we do
i. Strategy

Strategy & Positioning

Tenant mix, segmentation, customer journey, commercial planning. The work that determines whether a luxury destination has a reason to exist before a single contract is signed.

ii. Relationships

Brand Relationships

Negotiations with luxury houses on behalf of developers, tenants, and franchisees. Lease structuring, franchise agreements, market-entry support. Where decades of trust translate into doors that open faster.

iii. Delivery

Project Delivery

From concept to opening. Architectural coordination, interior design, sourcing of furniture, lighting and finishes, retail engineering, scheduling. Assembled from a curated network of international specialists for each project.

iv. Operations

Operations & Leadership

Launch operations, KPI systems, local team formation, executive mentorship through the first phase of trading — until a luxury destination can stand on its own.

03 — Network

A network,
not a list of contacts.

Access

Three decades of senior leadership in luxury retail have produced direct, working relationships with the houses, developers, and specialists who define this industry.

Luxury houses.

Working dialogue at headquarters and regional level with Louis Vuitton, Hermès, Gucci, Prada, Dior, Moncler, Saint Laurent, Bottega Veneta, Loro Piana, Ferragamo, Burberry, Roberto Cavalli, Dsquared2 — among others. Lifestyle and home: Baccarat, Lalique, Christofle.

Developers, investors, family offices.

Senior-level relationships with leading luxury real-estate developers, mall owners, and private investors active across Eastern Europe and the Mediterranean — Ukraine, Cyprus, Armenia, Slovakia, Hungary, Italy.

Execution partners.

Long-standing collaboration with internationally respected firms across architecture, interiors, and lighting — including Piuarch (Milan), ARCON Group (Hong Kong), Provasi, Cassina, and Preciosa Lighting. Specialists are selected and assembled to fit each project's ambition.

We do not see our network as a directory. We see it as a strategic asset — for the developer, it means credibility, speed, and conversations that would otherwise take years to begin.

06 — Approach

How we work.

Method

Every engagement is shaped by the project. Some clients need short-term strategic advisory — clarity, structure, direction. Others need an operator embedded for years, from earliest concept through opening and the first phase of trading.

We do not believe in consulting from a distance. Depending on the mandate, we work on-site, with regular market presence, or as an embedded executive partner over extended periods.

When required, we mobilise senior international professionals from our network — specialists in luxury retail, operations, brand management, architecture, and design.

We are highly selective. We engage only with clients who value expertise and trust the process. Luxury retail rewards collaboration, discipline, and time. The work is too consequential to be approached otherwise.

Where luxury is built, not advised.

Italian by origin,
international by trajectory.

A career that began in the early 1990s, when luxury retail in Eastern Europe was barely an idea — and grew alongside the markets themselves.

Early work introducing brands such as Bally and Max Mara into emerging European markets led, in time, to senior operational leadership across Ukraine, Cyprus, Armenia, Slovakia, Hungary, and Portugal. For seven years, Chief Executive Officer of Helen Marlen Group — one of Ukraine's largest luxury retail businesses.

A background that combines the cultural fluency of Italian luxury heritage with deep practical understanding of how high-end retail succeeds — and fails — in the markets where it is most ambitious.

Axia Partners is the formalisation of that experience and that network.
